The construction time depends on the scale of the project, the terrain and administrative procedures. On average, the construction of a standard residential building takes between 12 and 24 months – including preparatory activities, construction and commissioning.
In order to legally begin construction, it is mandatory to have a Detailed Development Plan (DDP) in force, a prepared investment project, as well as a building permit issued by the relevant municipality. A contract with a supervision company and the provision of a construction line and level are often also required.
According to the Spatial Planning Act (SPA), the warranty periods are:
- 5 years for the structural elements of the building.
- 3 years for the facade, joinery, hydro- and thermal insulation.
- 2 years for finishing works (e.g. plastering, flooring).
These are key stages in the building completion process:
- Act 14 – certifies that the building has a completed structure (the so-called “rough construction”).
- Act 15 – is signed between the builder, designer and supervisor and means that the construction is technically completed.
- Act 16 – represents a Permit to Use and allows the building to be legally occupied.
Yes, many clients buy a home before the building is even built (“on the green”), which often allows for a lower price.

- Sign a preliminary contract with defenses.
